- District Engineer is coordinating the install of new weep holes at 4 emergent lots, and the Board reviewed the executed contract with Land & Sea Masters (Rizzetta to send communication to residents whose lots will be receiving these repairs).
- District Engineer is following up with contractors for bids on the new seawall at these 4 lots that have been identified for emergency repairs. Four contractors have been identified and bids are due next week (Cardno to coordinate work with vendor once bids are received).
- District Engineer updated the Board on the status of the Design-Build RFP and they are hopeful that at least 7 different firms that attended the pre-proposal meeting will submit bids, and they will continue to follow up with other contractors that showed interest in the project.
- Various Resolutions were adopted in order to move forward with the special assessment (CDD lawyers to revise exhibit A in Resolution 2018-01 and send to Chairman for signature).
- The Board approved an informational letter to be sent to residents in advance of the special assessment mailing (CDD lawyers to revised letter as per Board discussions and send to Rizzettaso that can complete the mailing).
- The public hearing for the special assessment will take place on January 18, 2018 at 6pm at the Mirabay Clubhouse (CDD lawyers. to send ad to Rizzetta for publication).
- The Board approved the standard O&M assessment mailed notices (Rizzetta to mail after the information mailing has been sent out).
- The Board approved a not-to-exceed amount for Rizzetta’s proposal for special assessment services (Rizzetta to negotiate internally, with final sign-off by Chairman).
- The Board reviewed a proposal from Public Resources Advisory Group but did not take any action at this time, and may revisit this in the future as the District gets closer to a bond sale.
- District Counsel provided a litigation update, and they are working with the court for assistance with obtaining necessary documents from the litigants that have been requested by the District.
- The Board requested some more specific details on Cardno’s bi-weekly reports (Cardno to provide on a bi-weekly basis).
- The FEMA claim will be added to the December agenda for discussion (CDD lawyers to send any background documentation for inclusion in the agenda).
- District Engineer provided updates on the overall pool project, including the pool slide and stairs, tower, and resurfacing (Rizzetta to send contact info for additional resurfacing contractors and Cardno to continue to follow up for quotes).
- The Board discussed the status of the clubhouse renovation, which is 95% complete and should be done by Christmas, with the only outstanding item of some furniture that may be delivered later (Rizzetta to follow up on an invoice for final payment to Chris Rossi studios).
- The oak tree pruning project is in progress and is scheduled to be completed before the end of the month (Upland Lawyers to conduct another site visit as the project nears completion).
- The Board discussed community security and will continue this discussion to the next meeting (Clubhouse Mgr & Board liason to work with Envera, who will be presenting options at the next meeting. Rizzetta to send contact info for additional security vendors to Clubhouse Mgr.)
- The Board approved settlement offers to two upland claims (Rizzetta to notify residents of settlements, Upland Lawyers to draft settlement agreements and also work on a letter to be sent to seawall adjacent lots regarding the new protocol and the need to submit a claim within 30 days of noticing upland damage, Cardno to review contractors provided by the third party adjuster and add them to the list of contractors approved to work in CDD easement, once properly vetted).
- The Board discussed the upcoming capital reserve study and approved an additional $800 to include Admiral’s Pointe in the updated reserve study (Rizzetta to relay this approval to the vendor and to confirm the reserve study will be ready for the next meeting).
- The Board discussed dock restrictions and agreed that no dock restrictions should be lifted to allow larger vessels on any lots, unless the resident can prove via their own research that the restriction should be lifted (Rizzetta to provide this information to any residents looking for changes to their dock restrictions).
- The Board discussed the tiki huts and did not make any decisions on repairs until after the reserve study is completed and reviewed by the Board (Clubhouse Mgr to have his staff remove the thatch in the meantime).

- The entire consent agenda was approved (Clubhouse Mgr to highlight any actions needed by the Board as separate agenda items going forward, Rizzetta to research invoice for truck insurance payment).
- District Counsel updated the Board on the status of the Admiral’s Pointe liquor license, which is in progress.
- The Board agreed to continue boar trapping services at $500 per month (Clubhouse Mgr to confirm this with the trapper).
- The Board discussed updates on Newland-related items, which are in progress.
- The Board requested that future O&M packages separate out the reserve fund expenditures into its own packet
