Mira Bay Security System

There was at least one agenda item that we can high lite as a success.

During the Christmas break we worked with Elliot to get Security vendors in here to vie for our business. We were both able to have all three on site to assess our situation listen to our requirements.  I asked all 3 companies for 1,2 and 3 year type pricing , Why 3 years??, typically technology becomes obsolete in about 3 to 5 years and allowing the companies to use up to 3 years in figuring what capital equipment costs could be absorbed in such pricing should keep our costs down.

All 3 presented last night. The Israeli company  secure some very high profile military targets world wide and with all their capabilities; so of course because of my background in military communications, I personally was impressed with them, but over all the 3 companies would be able to provide what we need for this community.

I would like to take a moment and explain the realities of our security system here in Mira Bay.

This is NOT a preventative system, we are for all practical purposes a deter-ant /reactionary system. What this means is we can not technically stop any one from getting into Mira Bay.   We do not have the law on our side to “LOCK DOWN” Mira Bay,  considering the fact the roads are not private, there are also a multitude of ingress points through out the community including the canals, low walls and other ingress points that would most likely never be noticed.  In other words we are not a fortress with roving guards with only 1 or 2 entrances that we can create a secure environment.  This may sound a bit crass but I am just trying to give you the reality of our situation.

Considering our system is reactionary and a deter-ant at best;  I believe we should get that system at the best price possible price to be able to monitor activity and react to in the quickest way possible, and at least have the data available for any event that requires the authorities.

Thus:

All 3 companies more than accomplish that goal, so it really comes down to price and flexibility.  One of the stated goals in the meeting last night was to eventually move to a one gate house at the entrance of Mira Bay Blvd, another it the feasibility of live guards; so part of the pricing we asked for was  in the flexible the companies to  working in those scenarios as needed.

We went through all 3 presentations. 1 company gave single year pricing with 2 options with a reduction involved bringing them in at what I calculated as their lowest  price  (rounding off) of $230K per year.  Another company came in at a single yearly price of $281K per year………..and were pleasantly surprised by the  3rd company came in at $210K for 1 year, $203K for 2 years and $197K for three years including $80k in capital equipment.

 

Our Chairman,upon return to the open meeting, immediately moved to motion for contractual negotiations for the 3 year option w/$80k  of options, which I 2nd.  This was unanimously passed,  thus our staff will be working out the contractual details.  There are to be the using of guards or no guards pricing as well as performance based caveats included to be in that negotiation to weigh heavily towards Mira Bay.  More details will follow once all the T’s and I’s are taken care of.

So what happened here financially?

Well …we went from our current $220K per year cost to $196K per year for 3 years; a savings of $24 k per year plus a $80k on account for add-ons and upgrades.

 

What happened for enhancements?

Mira Bay will be getting new faster arm gates with LED lights that are RED when down and GREEN when safe to pass, we can not tell you the specifics— but we are now going to be upgrade the boat landing area, add further security enhancements to the basketball courts,  to the boat lift, to Landings and Wolf Creek Park and more. It is also planned to switch the Visitors and Residents entrance at the North gate since the trucks must use the residents gate to clear the building.
